Availability Calendar

Overview

Setting availability for a listing should be straightforward, yet the existing landlord interface lacked clarity. Without a visual representation of availability, blocked periods, and booking rules, many landlords struggled to understand when their property could be rented.

The outcome was to introduce a yearly availability calendar to provide a clear, visual overview, enabling landlords to manage availability more accurately and keep listings visible to tenants.

The Challenge

The original availability page required landlords to manually set an “Available From” and “Available To” date, but did not display a visual overview of how blocked periods, bookings, or minimum booking rules affected availability.

This often led to confusion, hidden availability, and lower visibility for listings. In some cases, minimum booking durations caused apartments to appear unavailable for months, without clear communication to the landlord.

Hypotesis

Introducing a yearly calendar with clear visual indicators for bookings, blocked periods, and non-bookable dates would help landlords manage availability more accurately and keep more listings visible to tenants.

Research & Insights

Hotjar recordings revealed that many landlords jumped from the availability page to the tenant-facing listing page just to see the booking calendar and understand availability.

Interviews with internal stakeholders highlighted the absence of a quick, at-a-glance overview and confirmed the need for a visual calendar.

Design Approach

The outcome was to integrate a yearly calendar into the landlord availability page. This first iteration included:Blocked periods displayed in the calendarExisting bookings shown with tenant name and datesClear “Not available for bookings” labels with tooltips explaining whyHover states revealing full date ranges when tiles were short

Testing & Iteration

No formal user testing was possible in this phase, but internal stakeholder sessions provided valuable feedback. Iterations focused on clarifying the “Not available” messaging and improving hover interactions to reveal precise dates.

Early results

Over 70% of landlords adjusted their availability after seeing the “Not available” label

Hotjar recordings showed landlords stayed on the same page rather than navigating away to check the tenant view

Internal feedback indicated the calendar saved stakeholders up to 20 minutes per landlord when assisting with availability setup

Reflection

Even a non-editable, first-iteration calendar significantly improved landlord awareness and reduced confusion. This project demonstrated how visual clarity and proactive communication can drive behaviour change and operational efficiency, even without a full-scale redesign.
